GREEN BUILDING TECHNIQUES
Homeowner is a licensed general contractor and made this a home to be appreciated. He completed this home while building a new craftsman home in Ashland, Building an 8-unit affordable housing complex in Medford and while coordinating as General Contractor, a one-of-a kind 90-panel solar array project in Phoenix, OR.

For this home, Contractor incorporated many green building techniques into the remodel. Rather than building new, utilizing the existing structure (which was built with mostly reclaimed Doug Fir beams to begin with) starts this project off right. The home's positioning- given its great southern exposure- and the many double paned windows (some old and some new) which capitalize on the southern exposure help make this home highly energy efficient. Other features the contractor added to improve energy efficiency and establish more sustainable components of the home include: added insulation (including a little blue jean insulation), replacement of old appliances with all new engery efficient appliances, utilizing flourescent bulb lighting, replacing old toliets with dual flush, low flow toliets, using low VOC paint and the installation of bamboo flooring throughout (due to its fast growth and continuous regeneration, bamboo is one of the most renewable, sustainable and environmentally responsible natural flooring options). Additionally, the sunken living room captures heat throughout the winter from expansive south facing windows and provides efficient passive solar heat transference through a solid concrete slab. As for the stairs leading to the sunken living room, they have been covered in beautiful wool carpet ~ the natural fiber is an attractive compliment to bamboo. Finally, an important factor for building sustainably, contractor hired local craftman, distributors and fabricators when needed (e.g. local custom cabinet maker, local granite fabricator, etc) keeping money within the community and supporting the local economy.

This is a very impressive presentation and property. I will do my best to attend at least one of the open houses. Congratulations on doing so much that is really right!
